Phase 1 of the new Beach Area 1 development starts in the springThe redevelopment of Beach Area 1 is kicking off this Spring; the entire project is to be broken-up into 3 phases, the first of which commences with the demolition of the former transit storage barn. The Town got $14 million for the property, but it's only getting $100k of that ...soon.
1st to 3rd along Beach Drive
That's the entire section of property that will be developed by Stonebridge and Sunray Group. According to our mayor, the entire project is to be inspired by the Village at Blue Mountain with mixed-use residential, hotel and retail spaces for us to enjoy. The first $100k payment by Stonebridge to the Town is to help offset the cost of demolition of the demolition of the transit barn.
Following the initial demolition, Stonebridge is kicking off the 1st phase with the construction of the first 20-or-so residential units, of a total 160-ish units that the entire project will bring to market. These residential units will be built on spec and only after they are sold, will the company's first $2.3 million dollar payment be made.
Parking will remain, for now
Although the Town's parking lots are being sold as part of the new redevelopment, they will remain available until the development partners are ready to start work on those parts of the land. Until then the Town will pay a nominal lease, $1 per year, to be able to continue operating them as they have been.
A hotel on the beach
Sunray Group's role in the project is that of the hotel developer. It's tentatively going in on the land between Spruce Street and Beach Drive - to the eastern part of the plot. Situated to have views of the beachfront as well as the provincial park leading to the point, it's sure to be a popular choice for vacationers.
Up to 1 year between phases
As part of the agreement with the Town, Stonebridge will have no more than a year to proceed with the next phase as each previous phase is completed. This should keep the entire project moving forward on a reasonable schedule and minimize the headache that we're sure to all experience as we head to and fro over the bridge.
It'll be exciting to finally see the project move forward. The economics of the Village at Blue Mountain aside, that project has been a great success for Collingwood and for skiers coming to visit. It'll be interesting to see how the project best incorporates features that will attract tourism in the off-season - a goal for the project as a whole.
